Decks and patios are affected by sun, rain, frost, dirt and previous coatings. Before cleaning or applying oil, we identify whether the surface is pressure-treated timber, another wood species, composite, stone or concrete. Komfortliv provides deck and patio maintenance throughout Oslo and nearby areas within about 20 kilometres.

The service is available to households, smaller businesses and communal areas. We can provide cleaning, light preparation and an agreed surface treatment. Rot, unstable construction, extensive board replacement, foundations and load-bearing components require a separate assessment by a carpenter or building professional.

What deck and patio maintenance may include

Pressure washing is not automatic. Excessive pressure can damage timber, joints, paint and neighbouring building elements. Method, nozzle, distance and cleaning product are selected after a test and with regard to manufacturer guidance.

  • A visual review of material, wear, algae and previous treatment.
  • Gentle cleaning using a method suited to timber or another surface.
  • Light scrubbing or sanding of accessible areas where agreed.
  • Removal of loose dirt and residues without damaging the surface.
  • Application of an approved decking oil or another agreed product.
  • Simple treatment of railings and accessible sides where included.
  • Tidying the work area and checking visible results after drying.

Preparation and practical requirements

Send photos, measurements and any known details of age and previous products. Furniture, barbecues, planters and loose items must be removed or included as a separate task. We need access to water and, where required, an earthed power supply. Plants, walls, glass and neighbouring surfaces are protected to the agreed extent.

Before treatment, the surface must be clean and sufficiently dry. Rain, high humidity, strong sun, low temperatures and cold nights can affect cleaning and curing. The date may therefore change even after the work has been planned.

Prices and materials

Guide labour prices start from NOK 875 per hour including VAT. One-off work normally has a NOK 3,000 minimum order. Area, railings, condition, sanding, number of coats, access and drying time affect the total.

Oil, cleaning products, abrasives, protective materials, machinery hire and other products are additional. Komfortliv can select and purchase products after customer approval. The customer pays documented product costs and the agreed purchasing and transport time.

Limitations and expected results

Cleaning and oil can improve appearance and protect a surface, but they cannot repair rot, cracks, incorrect drainage falls or unstable boards. Colour variation and old stains may remain visible. The customer approves the product and intended finish before the entire area is treated. Report visible issues preferably within 24 hours after the surface can be inspected.

Frequently asked questions

Does a deck need sanding before oiling?

It depends on wear, splinters, previous treatment and the intended result. Light sanding may be enough, while larger damage needs more work.

Do you use a pressure washer?

Only when the surface can tolerate it and the method is agreed. Lower pressure, scrubbing or another gentle approach is often better.

Can you treat composite decking?

Composite is cleaned according to the manufacturer's instructions. Ordinary decking oil is not used unless expressly suitable.

What happens if it rains?

The work is postponed or divided into stages. Cleaning, sanding and surface treatment all need suitable conditions.
