Choose the correct exterior cleaning route
Outdoor surfaces need the right pressure and timing
Façades and patios are exposed to dust, pollen, organic growth, traffic film and changing weather. Excessive water pressure can damage paint, timber, joints and softer materials. Komfortliv provides exterior and patio cleaning in Oslo after assessing the substrate, height, access and residue to be removed.
We work throughout Oslo and nearby areas within about 20 kilometres. Work is planned around temperature, wind and precipitation. In frost, heavy rain or conditions posing risk to people, the building or neighbouring property, the job is moved to a safer time.
Surfaces that can be assessed
- patios and decking made from timber or other suitable materials
- painted or treated façades where their condition allows cleaning
- fences, screens and smaller outdoor structures
- stone, paving and other hard outdoor surfaces after testing the method
- agreed entrances and outdoor areas around smaller commercial premises
Before work begins, we look for loose paint, rot, open joints, damaged pointing and other weaknesses. Cleaning may make existing damage more visible. If a surface is in poor condition, repair or treatment may be more appropriate before or instead of cleaning.
How to prepare the area
Remove cushions, loose furniture, plant pots and fragile items. Windows and doors must be closed, and we need the positions of outdoor sockets, vents, lights and water inlets. Water and electricity are agreed in advance. Neighbours should be notified where work may cause spray or temporary noise.
Plants, drainage and runoff must also be considered. We do not use chemicals indiscriminately where water can flow into gardens, stormwater systems or neighbouring property. Products are selected for the surface and surrounding environment.
Pressure washing is not always the right solution
Some surfaces tolerate controlled high pressure, while others should be cleaned at lower pressure, with a brush or another gentle method. Aggressive treatment can raise timber fibres and make later maintenance harder, while loose paint may detach. The desired result and risk are therefore agreed before work begins.
Oiling, staining, painting, sanding and repair are not automatically included. They can be planned as separate work after the surface has dried and its condition has been assessed.
Height and safe access
Work from ground level or safe approved access can be completed after assessment. Work at height, on roofs or near live installations requires proper protection and may need hired equipment or a qualified partner. We do not improvise with unstable ladders or unsecured methods.
Pricing and season
For facade cleaning, Booking PUBLIC_1_2 uses NOK 55/m² including VAT with a NOK 3,990 minimum order. Patio cleaning is a separate booking service at NOK 59/m² with a NOK 3,000 minimum. Area, material, residue, height, water and electricity, equipment and protection affect the price. Travel, parking, tolls, products, hired equipment and aftercare are additional.
The final time is weather-dependent. If safety requires rescheduling, we agree a new date with the customer.
Frequently asked questions
Do you always use high pressure?
No. Pressure and method are selected for the material. Lower pressure and manual cleaning may be safer on vulnerable surfaces.
Can the patio be oiled the same day?
Timber normally needs to dry first. Drying depends on weather, material and water used. Aftercare is agreed separately.
Will cleaning remove all growth and discolouration?
The result depends on how deeply residue is embedded and surface wear. We describe realistic expectations before starting.
Do you clean roofs?
Roof work is a separate risk category and is not automatically included. Height, roof type, protection and any trade partner require individual assessment.
