Before photography and viewings, many small tasks often need attention at once: rooms need organising, surfaces need cleaning, loose handles need tightening, small marks may need repair and furniture may need moving or assembly. Komfortliv combines suitable practical work through one contact for owners, landlords and estate agents.

The service is broader than pre-sale cleaning but does not replace professional home staging or a technical condition report. We focus on practical preparation that can be completed safely within the agreed time and budget throughout Oslo and nearby areas.

What can be included before photography

We can follow a checklist from an estate agent or stylist but do not alter the layout or promise a higher sale price. Valuable art, documents and personal belongings remain under customer control. Fixed electrical, plumbing, wet-room and structural work belongs with the appropriate qualified provider.

Plan around the photographer, agent and access

Send photography and viewing dates as early as possible. State whether the property is occupied, empty or partly furnished and identify other providers working on site. We also need parking, lift, keys, alarm, pets and excluded areas.

A larger preparation benefits from a short visit or clear video walkthrough. Repairs and painting come first, organisation and mounting follow, and final cleaning is scheduled closest to photography. The customer or agent should remain available for quick decisions.

Price and what the package covers

A coordinated pre-sale preparation package starts from NOK 7,900 including VAT for a defined scope. Property size, condition, services, deadline and the amount to move or organise determine the final quote. Larger homes, extensive painting, many windows or several workdays are priced separately.

Paint, fixings, packaging, travel, parking, tolls and disposal fees are additional. Purchases and added work require customer approval. Delayed access or unfinished work by other providers may change the schedule and price.

Final check before presentation

After completion, we review the agreed checklist, visible surfaces in normal light and practical mounting tasks, and remove tools and packaging from photography areas. Report visible issues promptly, preferably within 24 hours.

Frequently asked questions

Is this the same as home staging?

No. We can organise, move and assemble agreed items, but professional styling and furniture rental require a stylist.

Can you follow the estate agent's checklist?

Yes. Send it with photos and we will identify included tasks and items requiring another specialist.

How early should I book?

As soon as photography or viewing dates are known. Painting and drying should be scheduled several days before the final check.

Can you return between viewings?

Yes. A light refresh can be booked as a separate follow-up visit.
