One contact for several practical needs
Housing associations often need more than stair cleaning but less than a full technical management contract. Komfortliv combines agreed cleaning and practical shared-area tasks in one plan showing routine work, on-demand work and jobs that require an external specialist.
The service suits small and medium-sized associations across Oslo and nearby areas within about 20 kilometres. Planned work can take place at any time by agreement; administration handles enquiries Monday to Friday, 09:00–18:00.
Possible parts of the agreement
Komfortliv does not take over the board's statutory responsibility for internal control, fire safety, technical systems or required inspections. Electricity, plumbing, lifts, fire systems, locks and structural work remain with qualified providers. Emergency cover requires a separate written agreement.
- Regular stairs, lifts, entrances and agreed corridors.
- Periodic deep cleaning of basement, loft and storage corridors.
- Visible shared-area order checks and issue reporting.
- Simple mounting, adjustment and maintenance tasks.
- Approved consumable replenishment.
- Seasonal leaves, simple snow clearing or gritting under a separate plan.
- Access and coordination for separately appointed specialists.
From site visit to task plan
The visit records entrances, floors, lifts, communal rooms, outdoor areas and equipment storage. The board identifies priorities, frequency and authorised purchasers. One main contact and one deputy are recommended.
Tasks are divided into routine, periodic and ordered work. Visible leaks, damage, litter or blocked access may be reported with photos, but reporting is not a technical inspection or acceptance of liability for the fault.
Price and agreement model
Cleaning/shared-area work may start from NOK 560 per hour excluding VAT. For a recurring housing-association agreement we recommend a monthly price; Borettslag Komfort Standard starts from NOK 14,900 per month excluding VAT.
Products, consumables, parts, parking, tolls and external suppliers are additional unless included. Only an authorised board contact may approve chargeable additions.
Frequently asked questions
Can the agreement include stair cleaning?
Yes. Stair cleaning can be the foundation, with periodic and practical work listed separately.
Can residents order work directly?
Not at the association's expense without authority. The board names approved contacts.
Do you provide 24-hour emergency cover?
Not as standard. Planned out-of-hours work is possible, while emergency cover requires a separate written arrangement.
Can you coordinate an electrician or plumber?
We can arrange access and timing; the specialist remains responsible for assessment, execution and documentation.
