Predictable preparation between bookings
A short-term rental needs a specific checklist rather than a vague instruction to make the home ready. Komfortliv provides focused Airbnb and rental service across Oslo and nearby areas within about 20 kilometres, including cleaning and agreed practical changeover tasks.
Before the first visit, we record rooms, beds, bathrooms, linen, supplies, keys, waste arrangements, parking and the standard expected by the owner.
What can be included
- Cleaning the agreed rooms, kitchen, bathroom and high-touch points.
- Changing bedding and towels when clean sets are available.
- Replenishing approved consumables from a written list.
- Key handling under an agreed security routine.
- A visible photo check of damage, missing items or unusual waste.
- Reporting a need for laundry, disposal, repair or additional cleaning.
Timing, access and extra work
The owner provides a realistic time window between departure and arrival. The service is not automatically confirmed by a booking-calendar entry. Capacity is confirmed for each assignment or according to an active agreement.
If the property is unusually dirty, contains more linen than agreed, has blocked access or needs work outside the checklist, we document the deviation and seek approval before adding chargeable work where practical.
Price and owner responsibility
The guide price starts from NOK 3,000 per assignment including VAT. The final price depends on size, beds, bathrooms, condition, linen handling, parking, access and time pressure. Products, laundry, transport, tolls, parking, disposal and external providers are additional unless included.
The owner remains responsible for lawful rental activity, permits, house rules, fire safety, insurance, guest communication, claims and technical repairs.

Not as standard. Guest communication remains with the owner or manager unless separately agreed.

We report the risk and confirm whether extra time, reserve linen or a changed handover plan is available.
